Guide for Tenants

Finding a property

The first step is to contact us by any of the above mentioned ways. Then, to give us a briefing about your details about the type of accommodation you would require. Then we can search our database for suitable properties that fit your requirements, and may be subject to a view. If you insist that finding you a property is not that urgent, then we log your details in our database, so that we can contact you if suitable properties become available. We would like to advise that you should start looking about a month before you wish to move, because in the last minute rush you may not get what you would like: the nicer properties are viewed and reserved quickly.

We can assist DSS claimants (a guarantor would be required). Our tenancies are granted for a minimum term of 6 months.

Administration fee

We will ask you to pay an administration fee (85£ for couples, families, 55£ for a single person). This fee covers administration, data entry, credit check and view costs.

Viewings

Viewings can be arranged at times that suit you the most, even evenings and weekends. You will be accompanied by a member of staff, who can give advice and answer to any questions you may have.



Reserving the property

If you have decided on a property, we will ask you to reserve it by paying a 'holding deposit'. Provided that the tenancy goes ahead, this will be deducted from your dues before you move in. If the landlord declines to grant the tenancy, it will be refunded. Please notice that you will lose the deposit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.

References

We will require you to provide us satisfactory references from your employer (or college), and a previous or current landlord. We may also require some kind of personal reference, and sometimes a guarantor. A credit check will also be undertaken. We may use the services of an independent referencing company to obtain and evaluate these references.


Rents

Rents are usually quoted calendar monthly and payable monthly in advance. The tenant is, in most cases, also responsible for Council Tax, Water, Gas, Electricity and Telephone bills. The rents are payable by bank standing order to our company bank account.

Deposit

Before you move in, we will ask you to pay a security deposit, which is a minimum of one month's rental sum. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will always be informed of which protection scheme is used. The deposit’s aim is to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that the deposit cannot be used by the tenant to cover rent.

We would like to suggest a variety of insurance policies for tenants, including the following -

Contents

Up to the selected sum, insured for damage to any of your household furniture, equipment, furnishings, clothing and personal possessions, while you reside in your new home (this does not include business equipment).

Landlord's Contents

For any accidental damage that may happen to your landlord's possessions, for any fixtures and fittings for which you are to be held responsible.

Personal Possessions

Up to your selected sum insured for any loss or accidental damage to your personal properties like jewellery, spectacles, clothing, watches, any other valuables (this does not include mobile telephones) and pedal cycles while you are away from your home anywhere in the United Kingdom, or whilst temporarily elsewhere in the world. Theft from unattended vehicles must be from a locked boot.
